Kyle Cox is the COO for the Onward Real Estate Team and Alliance Property Management. He grew up in Odessa, Texas, and graduated from Baylor University. A resident of Waco since 1978, Kyle is a seasoned professional who takes pride in the achievements of others.
Kyle’s leadership style doesn’t typically lead people to where they want to be, but instead, where they need to be. He is a relentless advocate for doing things the right way and providing the best possible client experience. His primary goal is to help the organization and the people within reach their absolute highest potential. He has found that motivated people who are well-trained and taken care of are most likely to ensure that clients receive the time, attention, professional service, and results they deserve. Kyle Cox’s four decades of leadership experience have proven this time and again.
He enjoys the outdoors, hunting, shooting sports, fishing, backpacking and golfing in his spare time. Kyle finds his “why” in his relationship with Jesus, his wife Jana, their children Lauren and Jay and his three “perfect, sinless” grandchildren. Kyle teaches a Bible study class at Highland Baptist Church and enjoys various other volunteer opportunities.
Donna Bettinger, our trusted and highly skilled accountant, has proudly called Waco home for 40 years. Since joining our team in 2015, she has made significant contributions with her expertise and dedication. Lina Lopez is the Leasing Agent for Alliance Property Management, the property management arm of the Onward Real Estate Team. Born and raised in Waco, Lina is newly licensed in real estate. She combines her hometown insight with a proven track record in sales, marketing, and customer service. A former Miss Waco Teen 2018 and two-time Miss Texas Teen USA competitor, she brings poise, drive, and polished communication to every client interaction.
Lina’s professional journey began in fashion retail, where she served as Assistant Manager at G2 by Georgio’s, leading team training, inventory flow, and promotional events. Lina enhanced her real estate expertise as a Leasing Agent at a local apartment complex. She guided prospective residents through tours, applications, and community events while maintaining high occupancy and retention rates.
Complementing her real-estate role, Lina owns Lilo Boutique, operating a thriving e-commerce store and a retail booth in McGregor, Texas. Managing buying trips, social media campaigns, and day-to-day sales has honed her eye for market trends and knack for relationship-building. These are skills she now channels into matching residents with the perfect home.

Trisha Young, the Field Manager with Alliance Property Management, is excited to be back working with the Alliance and Onward team. She has previously been part of the Onward Real Estate Team as a Residential Specialist, leaving for about a year to work exclusively in interior design. She jumped at the chance to come back to the Alliance and Onward team to take on the newly established role of Field Manager.
This position allows Trisha to use her experience in real estate sales, residential renovation, and interior design. Holding this position gets her out in the field, which is a big plus for her! She helps people in our community find a good fit for their residential rental needs, works with contractors to ensure properties are ready for new tenants, and provides homeowners with staging consultations to enhance their prospects on the Real Estate market with the Onward Real Estate Residential Sales team.
Originally from New Mexico, Trisha Young has lived in Waco for about 29 years. She has also lived in Europe three times in her life and would love to go back. You can find an influence of the old west combined with rustic European in much of her creative projects, which she enjoys doing in her spare time. Trisha has two grown daughters and a stepson, who she is glad were raised in Waco. She says that Waco has definitely grown a lot since she moved here, but it still has a small-town feel, which was a good environment for raising a family. Her daughters, step-son, as well as other family members, still live in the central Texas area, so Trisha’s plan is also to stay close by for many years to come.
As the Director of Alliance Property Management, Mason Frucci brings a unique blend of expertise and passion to ensure exceptional service for landlords and tenants alike. With a diverse background spanning hospitality, residential real estate sales, and scientific research, Mason combines analytical precision with a deep understanding of client needs. His time in Christian ministry honed invaluable skills in organization, management, and a sensitivity to individual concerns—qualities that now drive his commitment to fostering strong, supportive teams.

Chandler Steinke is the Assistant Property Manager at Alliance Property Management, with a background in management, customer service, and leadership. A Baylor University graduate with a degree in Corporate Communications, Chandler is working toward his real estate license, specializing in farm and ranch properties.
Chandler has held leadership positions throughout his career. He was Team Lead at Legal Monkeys in College Station, overseeing hiring and training. He previously served as a Team Leader at Chick-fil-A in Waco, managing operations and improving efficiency. Though not as extensively as before, Chandler maintains his focus on high-quality customer service and manages office property, event coordination, and vendor relationships at Waco Social.
Before transitioning to property management, Chandler worked as an Assistant Ranch Manager at Rancho Liebe, where he gained hands-on experience in livestock care, facility maintenance, and land management, fueling his passion for farm and ranch properties.
